BIOKIL. Toptank Tanking Slurry – BBA-approved cementitious tanking
A premium, BBA-approved tanking slurry which, mixed with clean water, forms a highly durable waterproof coating for concrete and masonry. Applied by stiff brush, broom, trowel or spray, it is ideal for waterproofing basement walls and floors where severe water pressure is not a concern. For areas exposed to high water pressure, we recommend the BIOKIL. Cavity Drainage System.
Key benefits
- BBA approved
- Resists positive and negative water pressure
- Interior and exterior use, above and below ground
- Water vapour permeable; high bond strength – becomes an integral part of the substrate
- Mix with clean water, or with BIOKIL. SBR Bonding Agent for improved adhesion and flexibility
- Applied to a damp substrate; solvent free; clean tools with water
Typical applications
Basements and cellars, foundations, tunnels, swimming pools, and floors and walls in shower and bathroom areas before a decorative finish. Walls can be left uncovered, but Toptank must not be left as the final finish on floors.
Mixing and application in brief
- Mix 25kg of powder with 4.5–4.7 litres of water (never more than 5.4 litres) to a thick, creamy consistency; stand for 10 minutes and remix.
- Apply a minimum of two coats, each 1–2mm thick, to a pre-dampened surface; the second at right angles to the first.
- Do not apply below 5°C, to frozen substrates or in direct sunlight. Mist-cure after the initial set – do not use dehumidifiers while curing.
- Plaster over only with Limelite Renovating Plaster – never gypsum plasters. Allow at least 6 months before final decoration.
Coverage: approx. 3kg/m² for two coats; increase to 6kg/m² where water pressure is high, e.g. below ground.
Available in 25kg tubs and 25kg bags. Shelf life 9 months from manufacture; store under cover and protect from moisture and frost.
Frequently asked questions
How much BIOKIL. Toptank do I need?
About 3kg/m² for the two coats. Increase to 6kg/m² where water pressure is high, for example below ground. Supplied as a 25kg tub or 25kg bag, in grey.
How much water do I mix in?
Add 25kg of powder to 4.5–4.7 litres of water and never exceed 5.4 litres in total. Stand for 10 minutes, remix, and use within 30 minutes (less in hot weather).
How many coats do I need?
At least two, each 1–2mm thick, on a pre-dampened surface. Let the first coat cure overnight or until firm, then apply the second at right angles to it. Do not apply below 5°C.
Can I plaster over it?
Yes, once it is fully cured. Use only Limelite Renovating Plaster, never gypsum plasters. Allow at least 6 months before final decorative finishes.
Can I use it on floors?
Yes, but it must not be left as the final floor finish. Remove the screed down to the original slab, which must be sound and free of cracks.
