Delivery is £12.50 + VAT to UK Mainland. Orders over £100.00 + VAT qualify for free delivery, except for certain products—these will be clearly shown at checkout.
Orders placed by 3pm (stock permitting) are dispatched the same working day on a next working day service (not guaranteed).
Some areas, like Northern Scotland, may take 2–3 working days.

BIOKIL. TopSeal Epoxy Sealer – water-based epoxy sealer and primer (5kg twin pack, clear)
A two-component, water-based epoxy resin that seals and protects concrete floors and is the essential primer for the TopSeal Epoxy Tanking system. Once cured it forms a durable film with excellent chemical and corrosion resistance. It can be applied to damp surfaces, indoors and out – ideal for warehouses, print shops, food processing plants and other areas with strict hygiene requirements.

Application in brief
- Surfaces must be clean, sound and free of oil, grease, dust and bitumen; remove laitance (BIOKIL. Premium Substrate Cleaner recommended). Surfaces may be damp, but stop any standing or running water first (e.g. Mapei Lamposilex Water Plug).
- Mix the entire contents of Pack A into Pack B until uniform (up to 1 litre of clean cold water may be added). Use immediately – always mix a full new set for each coat.
- Brush on at 7°C or above. Two coats on porous concrete or where maximum resistance is needed; apply the second coat at right angles once the first is touch-dry, within 24 hours.
- Pot life 1–2 hours at 20°C. Tack-free and ready for light traffic after 24 hours at 20°C; full chemical and abrasion resistance in 7 days.
Coverage: approx. 25–40m² per 5kg, single coat on smooth surfaces – porous or textured surfaces use much more. Protect from frost; shelf life 12 months stored above 5°C. Use barrier cream and protective clothing.
