BIOKIL. 3mm Meshed Membrane – plaster-ready waterproof cavity drain membrane

The BIOKIL. 3mm Meshed Membrane is designed for use after the insertion of a new damp-proof course. It provides a robust, impermeable barrier on damp or deteriorating surfaces while offering a firm key for plastering, rendering or dot-and-dab dry lining. Its flexibility allows immediate application following the DPC, so remedial work can progress without delay.

The mesh is securely welded to the HDPE membrane during manufacture, so it stays firmly attached during installation and throughout its life.

What roll sizes are available?
1m x 10m (10m²), 1m x 20m (20m²), 1.2m x 10m (12m²), 1.2m x 20m (24m²) and 2m x 20m (40m²).

How is the membrane fixed?
Fit it with the studs facing the wall and drill through the centre of each stud. Fix with BIOKIL. Plaster Plugs (50, 60 or 70mm) or Brick Plugs with seals. Use plugs with seals for all underground waterproofing. Space the fixings no more than 250–300mm apart.

How do I join the sheets above ground?
Butt-joint the membranes and seal the joints with BIOKIL. Plaster Mesh Tape.

Can I plaster straight onto it?
Yes. Use a lightweight plaster such as Tarmac Whitewall One Coat. Apply a first coat to fill the studs and cover the mesh, scratch it, let it set, then apply a second coat to a total of 15mm. For dry lining, use bonding plaster dabs at least 8mm thick, covering at least 50% of the membrane.

Can I use it on a flat ceiling below ground?
No. Below ground, flat soffits should not be lined with it, because it needs a minimum slope of 10%.

Installation overview

• Remove unsound plaster, render or screed and level with a 3:1 sand-cement mix incorporating BIOKIL. Rendermix; allow to dry.
• Treat mould or masonry fungi with BIOKIL. Woodzone Masonry Biocide. If dry rot is found, contact our Technical Department.
• Above ground, install a DPC such as BIOKIL. BioDry ProCream first where possible.
• Fix with studs facing the wall using BIOKIL. Plaster Plugs (50, 60 or 70mm) or Brick Plugs with seals – plugs with seals are required for all underground applications.
• Space fixings no more than 250–300mm apart.
• Above ground, butt-joint and seal with BIOKIL. Plaster Mesh Tape, and finish at solid floor and ceiling junctions.
• Below ground, do not line flat soffits – a minimum 10% slope is required.

Finishing

Plaster: use a proprietary lightweight plaster such as Tarmac Whitewall One Coat. Apply a first coat to fill the studs and cover the mesh with a scratch finish, let it set, then apply a second coat to a final thickness of 15mm.

Dry lining: apply bonding plaster in dabs at least 8mm thick, covering at least 50% of the membrane surface.

Keep atmospheric moisture below 70% RH during application. Areas with limited ventilation need effective condensation control – mechanical ventilation is the most reliable method.
