Biokil 3mm Meshed Membrane – Waterproof Cavity Drain Membrane for Plastering & Dry Lining
The Biokil 3mm Meshed Membrane is a high-performance waterproof membrane with a bonded mesh surface, specifically designed for use after the installation of a damp proof course (DPC). It provides a reliable barrier against moisture while offering an excellent mechanical key for plastering, rendering, or dot and dab dry lining.
Manufactured from durable HDPE with a welded mesh finish, this membrane forms part of a Type C cavity drain waterproofing system (BS8102:2009 compliant), allowing water to be controlled and managed safely. It enables immediate application following DPC installation, reducing downtime and accelerating remedial projects.
Key Features & Benefits
- Bonded mesh surface – provides a strong key for plastering and rendering
- Designed for post-DPC applications – ideal after damp proof course installation
- Type C waterproofing system – compliant with BS8102:2009
- Waterproof, salt inhibiting – protects against moisture and contamination
- Root and contaminant resistant – suitable for challenging environments
- Quick installation – minimal preparation required
- No drying time – immediate redecoration possible
- Flexible membrane – easily folds around windows, doors, and corners
- Durable construction – long-lasting HDPE with welded mesh
Typical Applications
- Walls following damp proof course (DPC) installation
- Basement and cellar waterproofing systems
- Above and below ground waterproofing
- Surface preparation for plastering or rendering
- Dry lining (dot and dab) systems
How the System Works
The membrane’s studded design creates a cavity that allows moisture to pass behind the membrane and be safely managed through drainage systems. The bonded mesh surface provides a secure mechanical key, allowing plaster or render to be applied directly.
This approach ensures both effective waterproofing and a high-quality internal finish, making it ideal for remedial damp-proofing projects.
Installation Overview
- Install with studs facing the wall
- Fix using Biokil Plaster Plugs or Brick Plugs
- Drill through studs and secure plugs using a mallet
- Fixings should be spaced at 250–300mm centres
- Butt-joint membranes and seal using plaster mesh tape (above ground)
- Ensure tight fixing around corners and junctions
Surface Preparation
Remove all unsound plaster, render, or screed and level the surface using a suitable sand-cement mix with additive. Ensure surfaces are clean and dry before installation.
Treat any mould or fungal growth using a suitable masonry biocide prior to installation. Where possible, address the source of moisture by installing a damp proof course such as Biokil BioDry ProCream before applying the membrane.
Finishing Options
Plastering: Apply plaster directly onto the mesh surface. The first coat should fill the studs and create a scratch finish, followed by a second coat to achieve a total thickness of approximately 15mm.
Dry Lining: Apply bonding plaster in dabs (minimum 8mm thick) covering at least 50% of the membrane surface before fixing plasterboard.
Once dry, surfaces can be decorated immediately using standard methods such as painting or wallpapering.
Aftercare & Ventilation
While the membrane provides a dry internal environment, proper condensation control is essential, particularly in areas with limited ventilation.
Mechanical ventilation is recommended to maintain airflow and prevent moisture build-up in kitchens, bathrooms, and basement areas.

Why Choose Biokil 3mm Meshed Membrane?
This membrane combines waterproofing performance with a practical finishing solution. By integrating a bonded mesh, it eliminates the need for additional preparation layers, reducing labour time and improving finish quality.
It is the ideal choice for damp-proofing projects where a reliable waterproof barrier and a plaster-ready surface are both required.
