BIOKIL. BioDry ProFlow Ready-to-Use – siliconate DPC injection fluid
BioDry ProFlow Ready-to-Use is BioDry ProFlow (potassium methyl siliconate) supplied already diluted with water, so it can go straight into your injection equipment with no mixing. Injected at low pressure into the mortar beds, it forms a water-repellent damp-proof course in existing walls.
Rising damp travels up a wall through the mortar beds, which act as the main channels for moisture, so it is important to treat them fully even where injection is focused on the brickwork.
Key Benefits
- Ready to use – no mixing or dilution
- Water-based and non-flammable
- Cost-effective
- Formulated for low-pressure injection into mortar beds
Preparation
- External: remove porous or damaged plinths and cut back render to above the proposed DPC line. Where possible, lower external ground levels to at or below internal floor level. Protect plants, paths and glass from spills.
- Internal: remove skirtings, and remove plaster to at least 1 metre high, or 300mm above the last signs of damp or salt contamination, whichever is higher. Remove timber fixing grounds in damp areas and rake out mortar beds to 10–15mm.
- DPC line: no less than 150mm above external ground level; internally, as close as possible to solid floor level, or below joists and wall plates for suspended timber floors.
Injection
- Make sure the injection pump is thoroughly clean before use.
- Brickwork: drill 10–14mm holes into the mortar beds, or angled down through the brick to end in a mortar bed, no more than 170mm apart. Drill 115mm walls from one side; 225mm walls from both sides, or inject halfway then drill the remaining depth; thicker walls in stages, ideally from both sides. Treat each leaf of a cavity wall separately.
- Keep injection pressure below 50psi (5–50psi for direct mortar-bed drilling) and inject until the mortar beds are saturated.
- Stone walls: adjust the hole pattern to saturate the mortar courses above and below the stones; rubble-filled walls may need extra fluid in the centre.
- Finishing: plug external holes with a strong cement/sand mortar or plastic plugs. Allow walls to dry as long as possible before replastering.
Coverage
Depends on the type and thickness of masonry. As a rule of thumb, allow 2.5 litres of fluid per metre of 230mm (9-inch) wall.
Storage and Aftercare
- Store in dry conditions. Diluted material may be kept for 6 months.
- Wash spillages immediately with plenty of clean water to prevent whitish staining; clean dried stains with diluted white vinegar.
- After replastering, treat decorations as temporary for 9–12 months: use a non-vinyl emulsion, avoid vinyl and woodchip wallpapers, and maintain good air circulation.
Safety
Alkaline: avoid skin contact and wear protective clothing, gloves and eye protection. Read the product label and safety data sheet before use.
The technical data sheet below covers BioDry ProFlow concentrate; this product is the same fluid supplied ready-diluted, so ignore the mixing step.
