Ready-to-Use Liquid Waterproofing and Gas-Barrier Coating
BIOKIL Premium Liquid Tanking RTU is a single-pack, water-based latex compound designed to create a continuous waterproof, vapour-resistant and gas-resistant barrier. It is suitable for basement tanking, floors, walls, protected roofs and under-tile waterproofing in wet rooms.
The ready-to-use formulation can be applied by brush, roller or airless spray. Once correctly cured, it withstands positive water pressure equivalent to a water head of up to 20 metres and can provide protection against radon, methane, carbon dioxide and water vapour.

Surface Preparation
The receiving surface must be structurally sound, clean and free from dust, contamination, laitance, coatings and other materials that could prevent adhesion. Existing finishes should be removed to expose the base substrate and masonry joints.
Remove embedded timber and any soft, defective or friable material. Repair damaged masonry and surface defects using suitable brickwork, blockwork or repair mortar incorporating BIOKIL SBR Bonding Agent where specified. Floor slabs must be structurally sound and may require replacement where they are badly damaged.
Mechanically clean contaminated backgrounds using a suitable method such as grit blasting or needle gunning. Rake out masonry joints to a minimum depth of 25 mm, wash the surface thoroughly and remove all remaining contamination. Where appropriate, treat affected masonry with BIOKIL Antisulphate.
Active water seepage must be stopped before the tanking coating is applied. Where water ingress is present during preparation, maintain a temporary sump-and-pump arrangement until the substrate is ready to receive the coating.
Preparing Joints and Penetrations
- Repair defective masonry and surface areas using a suitable repair mortar.
- Repair joints with Mapei Mapegrout Fast-Set where appropriate.
- Stop active water leaks using Mapei Lamposilex or another suitable water-plugging compound.
- Water-plug repair cavities should be at least 20 mm in size.
- Form a 25 mm x 25 mm fillet at wall-to-floor junctions.
- Fill recesses and chases with a compatible fast-setting repair mortar.
- Seal ducts, pipes and other penetrations before applying the main coating.
Application
- Stir the product thoroughly before use to create an even consistency.
- Ensure the prepared background is smooth or lightly textured and free from active water seepage.
- Pre-wet highly absorbent surfaces where necessary, leaving them damp but without standing water.
- Apply the first coat evenly using a brush, roller or airless spray.
- Allow the first coat to become touch-dry, typically after approximately one hour under normal site conditions.
- Apply the second coat at right angles to the first to reduce the risk of missed areas.
- Allow the completed coating to cure before applying subsequent finishes or exposing it to water pressure.
Do not apply the product when the substrate or ambient temperature is below 7°C. A 0.3 mm dry film thickness requires spray application, while a dry film thickness of up to 1 mm may be achieved using suitable airless spray equipment.
Render and Floor Finishes
Where render is required, a sand-and-cement backing coat mixed at approximately four or five parts sand to one part cement may be gauged with BIOKIL SBR Bonding Agent. An SBR slurry bonding coat should be applied before rendering to provide adequate adhesion and reduce the risk of hollowness or cracking.
Best adhesion is generally achieved when compatible subsequent coatings are applied while the tanking layer is touch-dry. Alternatively, the surface may be blinded with sharp sand or treated with an appropriate SBR slurry to create a mechanical key.
Premium Liquid Tanking RTU is not suitable as a finished trafficable surface. Floor applications must be protected with a compatible levelling compound, screed or floor covering.
Coverage
Approximately one litre is required per square metre to produce a total dry film thickness of 0.6 mm when applied as two coats. Actual coverage may vary according to substrate texture, porosity and application method.

Important Information
Do not apply Premium Liquid Tanking RTU while active water seepage is present. The completed system must also remain free from water ingress during the seven-day curing period following the final coat.
Where the coating is exposed to negative water pressure in a basement environment, it must be overcoated with a suitable render system. Roof applications require protection against ultraviolet exposure, while above-screed floor applications must be covered and protected.
Store the unopened container between 5°C and 35°C, protected from frost and direct sunlight. Use the product as soon as possible after opening. Wash hands, tools and equipment with soap and water immediately after application.
